Industrial Elevators and AGV Carts for Multi-Story ASEAN Factories: Goods Lift Sizing, Integration and Sourcing Guide

In a multi-story factory the industrial elevator (goods lift), not the AGV, sets your throughput ceiling — how to size the slab, the lift and the fleet in the right order, integrate the two safely, and classify both under the right HS codes.

A multi-story factory's throughput ceiling is set by the industrial elevator — the goods lift — not by the AGV. Size the project in this order: (1) confirm what the upper-floor slab is rated for and what point load your loaded vehicle imposes, (2) size the lift car around the largest vehicle-plus-pallet footprint with clearance, (3) calculate the lift's round-trip cycle time and divide your shift by it, then (4) size the AGV fleet to that number. Buying vehicles first and retrofitting the lift afterwards is the most common — and most expensive — sequencing mistake in ASEAN multi-floor projects.

Why Multi-Story Is Now a Live Question in ASEAN

Ground-floor space has repriced. Thailand's average selling price inside industrial estates has reached roughly THB 8.4 million per rai, up around 7% year-on-year, per Bangkok Post reporting. Vietnamese industrial land rents are projected to rise about 3–9% annually in the North and 3–7% in the South, with Bac Ninh and Hai Phong having recorded increases of up to 40% and 30%. Developers responded with product: Cushman & Wakefield now lists multi-storey ready-built factory units in Long An, Vietnam from 500 m² to 3,500 m² — a size band aimed at mid-size manufacturers, not logistics giants.

Step 1: The Slab Decides What Goes Upstairs

Ask the developer for two different numbers, and do not accept one in place of the other:

  • **Uniformly distributed load (UDL)** — the headline leasing figure. Vietnamese premium ready-built facilities are marketed at 1,000–4,000 kg/m²; Thai ready-built slabs are commonly quoted at 3–5 tons/m².
  • **Point / wheel load allowance** — what a single AGV wheel or rack foot may impose. This governs whether a loaded stacker AGV can drive upstairs, and it is almost never in the brochure.

Step 2: Goods-Only Lift vs Goods-Passenger Lift

This compliance fork is decided before the quotation, not after.

  • **Goods-only lifts** are built to EN 81-31. Nobody rides them; in the European framework they sit under machinery rules rather than the lift standards for persons.
  • **Goods-passenger lifts** are built to EN 81-20 / EN 81-50, the safety rules for transporting persons and goods.

The cheap "cargo lift" or vertical reciprocating conveyor in a Chinese quotation is almost always the first kind. If your process assumes an operator rides up with the pallet, that quotation does not describe a machine you may legally use that way, and the step up to a compliant goods-passenger lift is substantial. Settle this before comparing prices, or you are comparing two different products.

One point matters specifically for automation: levelling tolerance is tighter on heavy-load goods lifts precisely because forklift and AGV entry will not tolerate a step at the threshold.

In Thailand, employers must keep machinery safe and have certain machines inspected — the Ministerial Regulation on standards for occupational safety, health and environment management for machines, cranes and boilers B.E. 2564 (2021), gazetted in August 2021, replaced the B.E. 2552 (2009) regulation. Confirm the local inspection path in writing before ordering, and budget for a Thai-licensed engineer, not only for the machine.

Step 3: Cycle Time Is the Real Capacity Number

Rated speed tells you little. Round-trip cycle time is what you divide a shift by:

> cycle ≈ (2 × floor-to-floor height ÷ speed) + (4 × door operation) + AGV entry + AGV exit + call/handshake latency

At 6 m floor-to-floor and 0.5 m/s, travel alone is about 24 seconds round trip. Add four door operations at roughly 5 seconds each, then AGV entry and exit — an autonomous vehicle aligns and creeps into a car far more slowly than a driven forklift — plus the call handshake. That lands realistically around 70–90 seconds per round trip, or roughly 40–50 pallet moves per hour at one pallet per car. These are assumption-driven figures, not measured ones: make the lift vendor state door times and the AGV vendor state entry/exit times in writing, then redo the arithmetic with their numbers.

Two AGVs sharing one lift do not double the result. Cross-floor integrators consistently report that as call frequency rises, vehicles simply queue at the landing.

Step 4: Making the AGV and the Lift Actually Talk

The documented failure modes in cross-floor projects are specific and repeatable:

  • **Radio dead zones** in the shaft and car — fixed with dual-channel redundancy (wireless plus hardwired I/O) or an in-car repeater.
  • **Positioning error on entry and exit**, which produces failed entries rather than graceful retries.
  • **Height difference between car floor and landing** under the combined weight of vehicle and load.
  • **Queuing at the landing** once call frequency rises, which needs central dispatch rather than per-vehicle logic.

Write the answers into the purchase order: who supplies the I/O board or API, whose controller owns call priority, what the vehicle does on comms loss (hold outside the car; doors must never close on a vehicle), how the interface behaves on fire-alarm recall, and where the e-stop chain terminates.

If what you have is building height rather than separate floors, give the vertical axis to one machine and skip the handshake. Sourcing and Landed-Cost Notes

**Two HS lines, one project.** Heading 8428 covers lifting and handling machinery including lifts and skip hoists, with 8428.10 the lifts subheading including lifts of a kind used in buildings. But 8428 explicitly excludes fork-lift trucks and other works trucks fitted with lifting or handling equipment, so an AGV forklift or stacker generally classifies under 8427 instead — two duty rates and two document sets on what you think of as one purchase. Pre-classify both with your broker and request ACFTA Form E per HS line.

**Check the tropical envelope.** The XBY-D-12 states an operating temperature of 0–40 °C. An un-airconditioned upper floor under a metal roof in Bangkok or Ho Chi Minh City can exceed that on an afternoon shift. Ask about battery and controller derating above 40 °C rather than assuming headroom.

**Name one accountable party.** Shaft, pit and headroom are usually landlord or main-contractor scope; the lift is the lift supplier's; the AGV is a third vendor's. When a vehicle stalls at the threshold, three parties each point at the other two.
